After 10 years of renting apartment, when he asked for thousands(?) extra for whatever, I just paid it, no questions. Rent on time, including increase annually, always, for a decade. But... then, when the time came to move out, he tries to get as much extra (?) as possible. Like charging me for general wear and tear of apartment. For example, poor quality paint flaking off the walls around electricity outlets, deterioration of wooden terrace, normal for Belgium after 10 years of course. All considered normal wear and tear. So, I wouldn't suggest doing any business with this man. You will end up paying 3 times as much for the same apartment. Go somewhere else, anywhere else has a better probability of not being ripped off. Or get yourself a good lawyer, it will be much cheaper.
